01 · Start with your goals
We discuss your objectives, available capital, timeframe and experience. You might be exploring capital growth through a sale or considering longer-term rental income. We explain our approach and the information needed to assess whether it could be suitable.
Your first conversation is an opportunity to ask questions. It does not commit you to a property, a payment or a particular structure.
02 · Source and assess
We examine potential properties against the agreed brief. That means reviewing location, condition, works, comparable values and the possible exit. The assessment should include a complete budget, contingency and what a less favourable outcome would mean.
You review the opportunity and assumptions. Surveys, legal checks and professional advice must be appropriate to the property and arrangement.
03 · Agree and acquire
Before capital is committed, the structure, ownership, funding, fees and responsibilities need to be documented. Reporting arrangements, approval points and the treatment of material changes should be clear.
You decide whether to proceed after reviewing the documents and taking independent advice. The acquisition then follows the agreed legal and funding process.
04 · Refurbish and report
Oakridge coordinates the agreed works and tracks progress against the specification and budget. Updates explain what is complete, what is next and whether there are decisions for you.
Unexpected findings can affect a refurbishment. We discuss material changes in line with the agreement rather than treating the original estimate as a guarantee.
05 · Deliver the agreed exit
For a resale project, we coordinate the planned marketing and sale process. For a retained property, the letting and management arrangements need their own assessment and handover. Each route has different costs, responsibilities and timescales.
At completion, you review the outcome and proceeds under the project terms. Any future project starts with a fresh assessment of your objectives and the opportunity.
What to have ready for a first conversation
- A broad capital range, including whether any money must remain accessible.
- Your preferred timeframe and investment objective.
- Your experience with property and the support you want.
- Questions about fees, reporting, ownership and the exit.
You do not need to send sensitive financial documents in an initial enquiry. Start with a conversation.
