What we coordinate
Our role connects the stages that can otherwise consume an investor’s time: finding an opportunity, assessing the works, supporting acquisition, coordinating refurbishment and arranging the planned sale or handover. The scope, fees and responsibilities are agreed for each project.
You have a team to discuss progress with, rather than needing to find and chase each trade independently. Surveyors, solicitors, lenders and other advisers still have their own roles; project coordination does not replace their professional advice.
What you still decide
Hands-off describes the operational support. You decide whether the opportunity fits your objectives, review the numbers and take independent advice before committing. The agreement should explain ownership, funding, your rights and which changes require your approval.
- The amount of capital and any borrowing you are comfortable with.
- The scope, specification and planned exit.
- Material changes to the budget, works or timescale.
- The final decisions reserved to you under the agreement.
Agree the updates before work starts
A useful progress update explains what has happened, what is next, where spending stands and whether a decision is needed. Photographs help you see the work; the budget and programme help you understand it.
We discuss reporting frequency, your point of contact and how changes will be escalated at the outset. This makes it easier to stay connected without needing to manage the site yourself.
Who this approach may suit
Busy professionals, business owners and investors living outside Lincolnshire may value practical support. It can also help someone with property experience who wants a local delivery team. Suitability depends on available capital, access to funds, the project structure and how much uncertainty you can accept.
Operational support does not make a project a guaranteed-return product. Prices, works and timing can change. The important question is whether the complete plan, including an adverse outcome, is suitable for you.
Questions to ask before choosing a team
- Who will be accountable for the works and who reports to me?
- Which fees are included, and when are they payable?
- Who owns the property and what documents establish my position?
- What happens if the scope changes or the sale takes longer?
- How will sale proceeds or rental management be handled?
Our five-stage investor journey shows how those conversations fit together.
